Farmland values in Franklin County decreased 12.3 percent from the previous year in 2014, mirroring a statewide trend that saw average prices fall in all but six of Iowa’s 99 counties.

The decrease coincided with a drop in corn and soybean prices, according to Iowa State University’s annual Land Value Survey. The statewide average price for an acre of farmland fell $773 from 2013’s historic peak of $8,716. It was just the second year since 1999 values declined, but it was the largest plunge since 1986.

“I don’t think anybody was surprised in the decline in land value. It’s what we were expecting,” said Kelvin Leibold, ISU Extension Farm Management Field Specialist for Franklin County.
